The farm is fenced with preliminary grading and rock removal completed, natural gas service is provided to the wellhead.

The Ganado Allotment consists of 86,800 acres of federal land managed by the Bureau of Land Management with a carrying capacity of 153 CYL.

The allotment contains eight wells with most well locations equipped with concrete water troughs and concrete storage tanks.

The allotment is secured by a base water which will transfer upon sale.

Current owner is in talks with the Arizona Game and Fish Department and Arizona Deer Association to improve the waters by adding solar pumps, solar panels and pipelines.

Also, an application is pending for 8100 funding for cattle guard improvements.

Deer, Bear, Mountain Lion, Javelina and Coyote along with numerous small mammals and many bird species including large populations of Quail.

Sonoran/Mohave Desert feed conditions include strong yearlong production of various browse species prevalent in the washes and foothills consisting of mesquite, ironwood, palo verde, catclaw and Mormon tea.

Ephemeral production during wet seasons produces a variety of seasonal grasses including winter and spring filaria, six weeks grama and indian wheat.

CLIMAT E: Parker, Arizona has a desert climate with hot summers and mild winters.

During the summer months, temperatures usually range between 80-110°F, while during the winter temperatures typically remain in the high 50’s to low 70’s.
